Have always been interested in real estate investments. Thought i would open a discussion about property investing. I didnt see any other threads on it.
Never looked into it but i did rent a condo for our family trip to Florida last summer..we looked at houses but they werent as close to the beach and thats what we wanted..the place was for sale too for 260k..cost me $750 for the week plus a small cleaning fee..the balcony looked right out to the ocean and had another balcony on the other side..
There are houses for weekly rental all around Disney..most have inground pools, game rooms for as little as $800...

I am partner in a real estate venture. Basically me, my brother, and a friend.
We started in 2005 and bought our first house from my father-in-law. We had been talking about it and finally decided to take the plunge. No real planning, no contracts between us...we just went full throttle.
We now own 5 rental houses and 1 apartment building. One piece of advice....make sure whatever you buy you get for a bargain. Make sure that the numbers add up and that you are in the black EVERY month. There is nothing worse than overpaying for an investment and it winds up costng you to hold the investment.
Be ready to deal with some of the dumbest people alive. Seems that most tenants we have have ZERO common sense. You will get calls to unclog drains in which the wife poured a pan of hamburger grease into the drain. Calls about the dishwasher being broken when the circuit breaker has tripped. One time the apartment water bill essentially doubled. We went to investigate and apparently one of the tenants let their toilet run for a few months without telling us. It was a simple 1 minute fix that cost us about $150. She says "I thought I heard water running constantly". Tenants that will NEVER ay on time but will constantly ask to have a dog. Funny thing is that we have a no pet clause and when I went to check on something, these motherfuckers have a cat and a host of reptiles.
I still find it funny/sad that people cannot be responsible enough to pay their bills on time or to save to own their own house yet they have plenty of money for beer and cigarettes and want a dog.

I know a couple people that have rentals. One guy has one in Tucson (lives in Seattle) & had pretty good luck in that he had one renter for 5+ years...........that person recently moved out & he had work to do but it wasn't unreasonable. Another guy keeps getting screwed. His place has been trashed twice & it's cost him over $12K to restore it.
You need to screen people well. Be patient & don't think that a $1k damage deposit will stop anyone from from abusing your property.

Thanks for the info. Very interesting information there. I might have to look into this in the future if i get a few rental houses going and they work out well for me. Thanks everyone else for the all comments as well.
