OK... It's a solid thesis you've put forth, so I gotta give you that. Just not sure buying most stocks at these levels is attractive.
Stocks like yours did very well the last 8 years or so out of the Great Recession. People are feeling more flush now, but could quickly revert back to stores like Dollar Tree and 99 cent stores if things turn south, so go figure...
Personally, I think the market overall has gotten ahead of itself, and is putting a big price tag on Trump's policies. Tax cuts, etc. might be on the backburner now with his Labor Secretary stepping down this week, not to mention the S@Hit Storm with his National Security Advisor. Long story short. The market ain't gonna like how long (and potentially how effective) it might take for his policies to take effect .

Personally, I don't see oil getting anywhere near $60... and staying there. There are just too many forces working against it. Most importantly, the continuing ingenuity of oil companies reducing costs, and continuing to pump away. In addition, OPEC says they will continue their production cuts into 2018. Oil ain't gettin' to $60 if this holds. And I hate oil field service companies in this environment. They are the first to feel the pain (i.e. the major oil integrators will lay off these workers first). My advice is to stick to your typical Chevron's and Exxon's while the oil space is in flux.
The Tanger call is interesting... Amazon has severely disrupted the retail space as you pointed out. I gotta feel some of these remaining bricks and mortars will be winners in the process, but hard to figure out who .

Anybody jump on TEVA @$13.15 or in the $13's??? Up a nice 16% IN about 10 days...i think we got more upside with all the restructuring the NEW CEO is doing....looking to get back to the upper teens($17-$19's or possibly in the $20's) ....
