i just signed up an ameritrade acoount and buying $5000 each month till i get $20000 bought.

stock already made 25 cents more from when it started
I never invcested before but this is long term hold also includes two other stocks one is apple's already new technolgy out my own son is using to get many paid shows for one low fee for the year

Of course there will be fixes, etc. But, that is part of the game. He will also have 100% equity in the property and can sell it for a huge gain if property values rise in the area.

IMO, rental property is a great way to minimally invest for the future.

Man,no offense,but I HIGHLY disagree. Sec 8 housing has terrible tenants since the 800 per month they receive is free and they have nothing invested in the house....not even a security deposit. The only good news is the 800 per month should be mailed to you from the government and not from the occupant,so you don't have to go in the hood to collect. Also...if you or your friend only paid 7k for a new roof and other expenses to fix up the property,you either put on a tarp as a roof or it was just patch work.

You must be misinformed on both Section 8 and the roofing industry.

For starters, Section 8 is not an entitlement, it is program that must be applied for by the potential recipients. In fact, there are often waiting lists for Section 8 vouchers and properties. What is your basis that Section 8 tenants are 'terrible tenants' other that in your mind the are from the 'hood'? Section 8 is a program designed to get WORKING families below the poverty level back on their feet. It's also not 'free money'. Tenants are usually required to pay 30% of the rent on their own, while the government pays up to 70%. Tenants must adhere to strict rules (one being caring for the property) or they risk losing Section 8 status for ever. Also, many Section 8 houses are in transitional areas; areas that can me in the process for gentrification that can increase the value of the home.

As for your conveying that I am off on my roofing assessment of costs; I can only assume we must be in different regional areas. In the Carolina's you can generally replace a roof for just a few thousand. This is for a 2000 sq foot area as well, usually much smaller than some rental properties.

I'm not saying Section 8 rentals are for everyone, and I should have said that. I honestly would not want to be collecting rent in the wrong area of South Chicago for instance. However, in many areas of the country rentals are a good source of safe investments in my option.

The good news is MDRM put out news but it is only related to them getting their paperwork in order within 10 business days. THEN the news should start flowing.

If I had 50k to invest tomorrow, I would put half in MINE before the big news hits and save the other half to start buying up pot stocks in August before the next election cycle.

What are your financial goals/ time horizon? I own a bunch of land contracts and love it. I worked in private equity prior to moving on and doing what I do now. With cheap money or low interest rates everyone is looking to invest in something. The US Real estate and especially the US stock market is rising. It's the best apple in a bunch of rotten apples (if that makes any sense). I live in California, but own properties in 8 different states. Real estate is really a great investment. I love trading but you seriously should have realistic goals. I paid a steep tuition when I first started but have been extremely profitable.

If you do not want to actively trade the stock market you should look for passive investments. If you don't know anything about investing in real estate/stock market, look in to it. Take your time. You have any questions, either message me or ask me here and I'll do my best to answer or show you how to find the answer.

One more thought before I leave you, a little economic game theory. Everyone is expecting a pull back in the market when rates rise but why can't both rise? It sure looks like the historical correlation supports the argument/thesis.
